Park Place, a $10 million development in Winter Park, FL, boasts 15,500 square feet of retail space at the ground level, including accommodations for a large restaurant at the street corner. A retail colonnade lined with columns attracts foot traffic, and a stone masonry unit system for the walls and columns lends the appearance of a solid base. Two upper levels accommodate 30,000 square feet of office space with balconies that provide ideal exposure to Park Avenue, Winter Park’s retail thoroughfare.

The development also includes a five-story precast concrete parking garage between the mixed-use three-story building to the east and railroad tracks to the west. The garage accommodates 269 parking spaces for the office and the public. Its wall base uses a stone pattern form lined into the precast walls to mimic the stone base of the mixed-use building. The two buildings are connected by covered walkways and bridges.

Tenth Street Place, an office building and parking structure development in Modesto, CA, is a mixed-use public/private project. It houses more than 620 employees from city and county entities and occupies 250,000 square feet, including six levels above ground and one subterranean level. The first floor features 28,000 square feet of retail space, with the rest dedicated to cwity and county offices.

The structural system includes a concrete basement foundation and steel superstructure with lightweight concrete on metal decking. The building utilizes nearly $1 million in telecommunications wiring, including smart controls and devices for security and employee comfort.

A 700-car parking structure with one subterranean level and four above-grade levels adjoins the office building. Its structural system includes a concrete basement foundation and post-tensioned beams and decks. The exterior finish includes cast-in-place concrete walls, thin set brick over plaster, exterior glazing, and curtainwall, plus colored concrete walls at the street level.
