Elevation Challenges Office Building Designers

 

San Diego, CA - Walls have been erected for the new Smith Consulting Architects-designed 96,481-square-foot office building located on the east side of Interstate 15 in the Scripps Ranch area of San Diego, CA.

Clem Abrams is the owner and developer of the project, which is named Abrams Westview Plaza. The project is slated for completion in August 2008.

The three-story, class ‘A,' multi-tenant office building uses tilt-up concrete wall panels and features limestone tile accents and high performance glazing. A pre-finished, overhead glass canopy supported by cantilevered steel framing highlights and frames the entry to the building.

The 6-acre site, with 46 feet of grade change from front to rear, challenged the creativity of the Smith Consulting Architects team. To address the elevation difference, the architects tucked a two-level, 69,000-square-foot parking structure into the slopes. The new parking facility achieves 4/1000 parking requirements, and incorporates easily accessible, grade-level parking at the upper deck.

While the parking structure is partially buried, the office building prominently overlooks the freeway for maximum exposure and enhanced views.

Peter Bussett is serving as vice president-in-charge for Smith Consulting Architects, with Gary Baker as designer, Jon Ohlson as project architect, and Jason Shum as job captain. Tom Nicholas of Colliers International and Pat Rohan of Burnham Real Estate are the leasing agents for the building. Bycor Construction is serving as the general contractor.

Prime Structural Engineers is the structural engineer; Schwerin & Associates, civil engineer; Michael Wall Engineering, electrical engineer; McParlane & Associates, mechanical engineer; and Geocon Consultants is the geotechnical engineer. Ahles Landscape Architecture is the landscape architect for the project.
