3D Laser scanning services has been commercially available now for several years. However, the technology and its applications in existing conditions documentation are not widely understood as it relates to the design process. With recent advances in processing software and hardware and by direct integration with main stream design and BIM authoring tools,, laser scanning is transforming the way designers, owners, and project stakeholders, gather existing conditions documentation.

Utilizing a high-speed laser and integrated camera, 3D laser scanning efficiently and rapidly analyzes real-world environments to collect data on shape, mass, and color in near photo quality. The collected data, or “point cloud” is used to construct a digital 3D model of infrastructure at millimeter accuracy. 3D point cloud applications include; Architectural BIM or for mechanical, electrical, and plumbing (MEP), building envelope surveys for retrofit, refurbishment and renovation projects. Using point cloud models of as-built structures is an ideal option for those who want to accelerate the existing conditions documentation process while increasing accuracy and cutting costs.

Learning Objectives
  • Discuss 3D laser scanning technology, its history, how it works, and its progression in existing conditions documentation and BIM.
  • Discover how 3D laser scanners can be used to determine a buildings true envelope dimensions, which serve as the basis for the creation of highly accurate 3D BIM ready models from point cloud data.
  • Recognize the value 3D laser scanning offers over traditional existing conditions documentation methods by examining ways to leverage the technology for maximum return on investment for retrofit, refurbishment and renovation projects.
  • Recognize the added value 3D laser scanning offers over traditional documentation methods by examining a case study how 3D laser scanning was used to fast track the creation of a highly detailed architectural and MEP existing conditions 3D BIM model for a hospital expansion project.
