At the top of the organization chart sits L.W. “Buzz” Paxton. As senior vice president at Bank of Hawaii, Paxton has strategic oversight of facilities and manages the outsourcing contract with CB Richard Ellis.
Chris Saunders, CBRE FM director of Corporate Facilities/Account Manager, reports directly to Paxton as a service provider through CB Richard Ellis.
Senior managing director, Facilities Management, is the CB Richard Ellis account executive who covers the Western Region. Most of the other titles in the top tier comprise shared services within the bank or through the CB Richard Ellis organization.
Bank of Hawaii (BOH) has three main buildings handled by facilities coordinators and their building Engineers: Bankoh Hale O’Kapolei, the largest corporate building in the master-planned city of Kapolei; the Central Processing Facility, which is the data center/vault/IT building, located west of downtown Honolulu; and the Financial Plaza of the Pacific (FPP), a condominium/office tower in the heart of downtown Honolulu. A specific facilities coordinator also handles Western Pacific Operations, hubbed out of Guam; and a branch network requires its facilities coordinator to physically visit each of his seven routes every two weeks.
Operations, with oversight by an operations/facilities manager, includes a contracts administrator and contracts coordinator. Challenges faced by this team are to balance the contract costs to the delivery of quality service to the BOH facilities, while supporting the maintenance staff in the field. Department areas of focus include: contracts management/cost savings (janitorial, elevators, landscaping, safety supplies); contract start-ups/operations (janitorial, parking, plant/landscaping, locksmiths); customer service/process improvements (call center cards, survey questionnaire, elevator information sheets, Mahalo kits); and department operations/process management (accounting, call center, parking, site audits, budgets, variances, and reporting).
Real Estate is handled by a real estate manager and real estate administrative assistant, while real estate deals and/or leasing functions are handled by the local CBRE office.
Design/Construction includes both a project manager, as well as two project administrators (one for branch expansion programs; the other an outside consultant) and a project administrative assistant. In this area, two project coordinators are situated in the local CBRE office, allowing the CBRE/BOH organization to utilize billable hours as needs require.
