Mixed-Use Retail and Condominiums

The building consists of a 20,000-square-foot first floor for commercial and retail space, 82 residential condominiums on floors 2-5, secured underground parking for 146 cars, and a rooftop terrace.

The exterior features brick and stone veneer with glass panels. A 3-foot-thick mat foundation and basement walls resist structural movement. Other materials include high-performance blue tinted insulating glass with anodized aluminum frames.

Energy-saving measures incorporate full 6-inch exterior cavity/sprayed cellulose insulation, a metered HVAC system, and a white reflective TPO membrane roof.

The living space contains fitness and community rooms as well as two interior courtyards on the roof of the underground garage, which include gardens and water features.

  

Mixed-Use Retail and Apartments

This 208,056-square-foot redevelopment project includes a parking structure, townhouses, high-rise apartments, and retail and dining spaces on the first floor.

The 300-car below-grade parking structure was built using a precast filigree system. It supports the structural deck for the townhouses, which can accommodate 168 students and business interns associated with nearby schools and corporations.

Heating and cooling for the apartments is provided by a valance system combined with an outdoor make-up unit and heat recovery wheel, while the townhouses are served by packaged rooftop units.

Restoration entailed raising ornamental handrails and fire-proofing decorative columns, in addition to removing mold, asbestos, lead paint, and contaminated soils.
