HCA is the nation’s leading provider of healthcare services, composed of locally managed facilities that include approximately 190 hospitals and 91 outpatient surgery centers in 23 states, England, and Switzerland. At its founding in 1968, the Nashville provider was one of the nation’s first hospital companies and remains true to its commitment to the care and improvement of human life. As of year-end 2004, HCA reported a total portfolio of 79-plus million square feet of space. Of this total, 200 office buildings comprise approximately 12 million square feet of space (including the company’s 6-building, 906,000-square-foot headquarters in Nashville). The 190 healthcare buildings offer in excess of 67 million square feet to HCA’s portfolio.

The mission of the district’s facilities services division (FSD) is to build new quality schools and make existing school facilities better and safer for the Los Angeles Unified School District (LAUSD) while preserving the public’s trust. The department is building new schools and making existing ones better through the largest school construction and repair program in the nation’s history. So far, FSD has delivered 22 new schools, 29 major additions to existing schools, 15 early education centers, 10 playground expansions, and almost 11,000 repair projects. By the end of 2005, it will complete construction on another 38 new schools and deliver a total of nearly 60,000 new school seats. When the third phase of this program is complete in 2012, the department will have built the equivalent of San Diego’s entire school district in Los Angeles, and it still won’t be done. Another 25,000 elementary school seats will be needed to finish the job, and about 3,000 repair projects each year will be finished during that period. Maintenance and operations forces continue to provide superb service to its 900,000 students and 80,000 employees by maintaining 12,000 buildings, 65 million square feet of facilities, and 5,600 acres of grounds.

Chicago Public Schools is the nation’s third-largest school system. It includes more than 600 schools, serves approximately 431,000 students, and occupies more than 64 million square feet of space throughout the city. In a mission to reduce overcrowding through new construction, the district’s department of facility operations has built 21 new schools, eight replacement schools, 34 additions, 27 annexes, and almost 1,400 new permanent classrooms, adding capacity for an additional 39,085 students. Among other accomplishments, the department has also instituted a facility inspection program to establish a baseline of the condition of school buildings in order to determine needs and how to best direct repair funding.

Kaiser Permanente, the nation’s leading integrated health plan, serves 8.2 million voluntary members in nine states and Washington, D.C. It encompasses the not-for-profit Kaiser Foundation Health Plan Inc., Kaiser Foundation Hospitals and its subsidiaries, and the for-profit Permanente Medical Groups, as well as an affiliation with Group Health Cooperative, based in Seattle. Health Care Property Investors Inc. (HCPI) - a publicly traded, self-administered real estate investment trust (REIT) - invests in healthcare-related real estate located throughout the United States, including hospitals, long-term care facilities, assisted and retirement living facilities, medical office buildings, and other healthcare facilities. It is the second-oldest REIT specializing in healthcare real estate. According to HCPI’s website, the company operates 34.2 million square feet, which encompasses 529 buildings in 42 states, including those invested through joint ventures. A facility breakdown includes 28 hospitals, 165 skilled nursing facilities, 121 assisted- and retirement-living facilities, 191 medical office buildings, and 24 other healthcare facilities, including healthcare laboratory and biotech research facilities and physician group practice clinic facilities. Total investment in properties as of June 30, 2005, including investments through joint ventures and mortgage loans, was approximately $3.7 billion.

Fairfax County Public Schools’ (FCPS) facilities management office is responsible for providing preventive and corrective maintenance to all of the district’s 200-plus facilities and over 24 million square feet of space. The office also provides project management for capital outlay and minor improvement projects, and manages the monitoring and mitigation of environmental hazards at FCPS buildings. Each year, Fairfax County Public Schools develops a 5-year Capital Improvement Program (CIP) to address future facility needs. The CIP assesses requirements for new facilities, renewals of existing facilities, infrastructure management, and other facility-related needs. The school system’s FY 2006-2010 CIP includes new schools, renovations, and additions over 5 years, totaling $650.6 million.

With a current enrollment of over 170,000 K-12 students, Palm Beach County School District is the 10th-largest school district in the United States. Over the next 5 years, the district will add 14 new schools, 26 replacement/modernization schools, 27 classrooms, seven pre-kindergarten centers, four auditoriums, three stadiums, and five Career Academies to its current 22 million square feet of facility space. As of August 2005, the school district occupied 164 district-owned public schools (103 elementary schools, 32 middle schools, 23 high schools, and six alternative schools).

According to the Michigan State University Physical Plant Division 2004 Building Data Book, the university owns and maintains more than 21.9 million square feet of space (676 buildings) on the main East Lansing, MI, campus. Maintaining the campus’ physical environment, the physical plant’s primary purposes are to keep buildings clean and sanitary; to operate, secure, maintain, and repair buildings and the campus utility distribution systems; and to provide an adequate and reliable source of electricity, steam, and potable water. Other key functions include services and facilities for reliable data, video, and voice communications; to provide 24-hour campus directory information assistance; coordinating the planning and designing of major new facilities; planning the extension renewal and replacement of plant facilities; and achieving prudent energy usage.

The school district maintains approximately 20 million square feet of facilities through the efforts of its maintenance department, which is part of the supporting services division. The department processes nearly 40,000 work orders each year. Keenly aware of its role in supporting the mission of the school board, the department expends considerable effort accomplishing minor construction projects. It also handles various environmental concerns and satisfies a host of regulatory compliance requirements.

With an annual operating budget of approximately $65 million and an annual capital budget averaging around $160 million, Charlotte-Mecklenburg Schools’ building services group maintains some 17 million square feet of space. Its 4,000 acres are sustained by 1,200 employees. The district’s 10-year facilities master plan is based on enrollment projections - 120,000 students currently attend, with an additional 53,000 expected in the next 10 years. The school system is currently proposing $427 million for 10 new schools (one high school, two middle schools, and seven elementary schools) and 10 significant renovation projects, as well as other projects (such as accommodating the Americans with Disabilities Act and asbestos abatement).

Penn State University’s physical plant office employs 949 full-time technical service and staff workers to maintain its 15,984-acre campus. University grounds include 758 buildings (and 49 rental buildings) totaling 15.5 million gross square feet. With an emphasis on sustainability, Penn State’s Environmental Stewardship Initiative provides seven goals to guide efforts over the next 3 years. The initiative calls for provision of leadership on environmental issues and education on best management practices; using environmentally responsible purchasing policies; efficient use and conservation of energy, water, and other resources; minimizing solid waste production; minimizing hazardous waste and toxic materials on campus; using environmentally responsible campus design and planning principles; and regulatory compliance.

The University of Iowa’s (UI) 250 educational buildings total 15.3 million square feet of space*, and the organization employs 781 full-time staff members* to maintain its 1,900-acre campus. Spending in 2005 Devoted/Estimated Toward Facilities*: Operational, $ 57.2 million. With numerous new construction projects occurring on university grounds, one of the most visible projects this year is the Kinnick Stadium Renovation project, an $86.8-million venture. The university’s facilities department has also received several design awards for other recent construction projects. Receiving national and Iowa Governor’s awards for its partnership with the Cedar Rapids, IA, Quaker Oats plant, the UI’s power plant has begun using oat hulls as a renewable energy source.

The University of Florida’s physical plant division (PPD) is dedicated to maintaining an environment conducive to learning, teaching, and research for the university community. A staff of 900 PPD employees provides service to over 403 buildings - a total of almost 10 million square feet of space. The main campus consists of 1,965 acres connected by more than 12 miles of roads. PPD technicians respond to approximately 5,000 work requests a month, including an extensive preventive maintenance program.
