When the industry thinks of Hines, it thinks “innovation.” This bold real estate development, investment, and management company, which is accorded a certain level of reverence from peers and competitors alike (and rightfully so), consistently performs - both domestically and globally - even during downturns in certain markets. (Testament to this fact is the 24.7 million square feet of space in projects under present development.)

Maintaining its leadership status isn’t simple or a matter of luck, but based on a well-defined organizational structure, smart business strategies, conservative financing, and exceptional talent. Educated decisions effect change - and the result continues to be some of the brightest (and best operated) “stars” on the nation’s skylines, including The Galleria, Pennzoil Place, and Bank of America Center, all in Houston. Although expansion into foreign markets is a major corporate growth strategy, the firm continues to actively develop in cities throughout the United States. To facilitate Hines’ domestic development, the firm formed two funds - Hines Corporate Properties and The Hines U.S. Development Fund - with major institutional investors to respond to the increasing demand for high-quality, suburban office space.

Frequently recognized for its environmental initiatives and accomplishments (as U.S. EPA Energy Star® Partner of the Year for several years running, and with projects in the U.S. Green Building Council’s LEED green rating system program), Hines is an early adopter of emerging technology. No “herd mentality” here, although innovative ideas and systems are not without intense scrutiny and testing before they make their way in front of tenants.

The company aims to keep its tenants satisfied in multiple ways, including a Comfort Standard that monitors and regulates the occurrence of hot and cold complaints. Other initiatives - such as a Water Treatment Standard, Chiller Efficiency Monitoring and Testing Standard, and more - ensure Hines’ world-class reputation remains true and strong. Hines remains one of the best companies from which to watch, listen, and learn.
