Janelle Penny: This is Janelle Penny, editor-in-chief of BUILDINGS media, and I’m here with Alyssa Chapman, who’s the national vice president of sales for Gordian. Alyssa, thank you so much for joining me.

Alyssa Chapman: Thank you, Janelle.

Janelle: So, we’re here at IFMA’s World Workplace convention in Phoenix, and I’m wondering how the show’s going so far for you?

Alyssa: I think the show’s going great. We’ve got a lot of folks that are really interested in talking with us and engaging. And it’s going really well.

Janelle: Great. What are you showcasing here this year? Anything in particular?

Alyssa: So, we’re showcasing a few things. Gordian focuses on solutions for the full building lifecycle: data; software; and our expertise for capital planning, construction cost estimating and construction procurement.

We’re focusing on JOC [Job Order Contracting] on Gordian Cloud, which is our intuitive software platform where users can access Gordian solutions.

Gordian Cloud is really a fantastic one-stop shop for project owners. For example, JOC project owners can review and approve documents, communicate with contractors and manage their goals all in one place.

So, these project details are transparent, easily audible and they can even track local or MWBE [Minority and Women-Owned Business Enterprise] participation goals.

Gordian’s robust data solutions for the full building lifecycle include RSMeans data from Gordian, Gordian’s Construction Cost Data, which is North America’s most comprehensive construction cost database, with over 85,000-plus unit line items—includes predictive cost data that allows users to accurately predict square-foot costs, assembly costs and unit costs, up to three years in the future.

Also, we’re focusing on construction procurement data, job order contracting. The contracts establish unit prices up front. And each unit price is calculated using local labor, material and equipment, which offers our clients cost price certainty, which means no more hidden charges and surprise costs.

So, the way those programs work is the contractors bid an adjustment factor to the catalog of tasks, with preset unit prices called the Construction Task Catalog. Once a contract is awarded, the contractor can perform a variety of projects, always using the preset prices in the Construction Task Catalog, otherwise known as the CTC.

We’re also showcasing site lines—they’re facilities, assessment and planning solutions. We’re helping organizations develop actionable capital plans by collecting facilities data, interviewing stakeholders and segmenting buildings with similar functions or priorities. It’s a deep dive beyond the traditional facilities condition assessment that ensure resources are channeled to the right places.

Janelle: Awesome. Are you introducing anything new this year that we should keep an eye out for?

Alyssa: We’re not introducing anything new here at IFMA, but we are listening to our customers’ challenges and have discovered a need for more accurate pre-construction estimates.

We’re currently detailing out a new solution that’ll help local governments improve those preliminary estimates.

Janelle: Are you noticing any trends emerging in the industry?

Alyssa: Yes, we certainly are. Everyone seems to be asking to do more with less. And the need for turnkey facility solutions is more obvious than ever. We’re also hearing a lot about retiring workforce and having some of that institutional knowledge going away.

The contractor shortage is hitting everyone pretty hard. There just doesn’t seem to be enough qualified people available to do all the work. We’re seeing that capital planning and budgeting, balancing today’s facilities’ needs, and tomorrow’s organizational goals is growing increasingly more complex.

We’re hearing a lot of interesting technology. Everyone is looking for efficiencies, especially for budgeting more accurately.
