Explore cost trends dealing with medical office build-outs

Medical Office
Build-Out #1

The medical group housed in this office space receives few clients but needed to accommodate up to 29 employees. An intricate yet free-flowing design utilizes glass partitions and glass doors to give an open and spacious feel throughout. The interior architect intended the design to preserve acoustical privacy yet permit light and views among the offices, making the most of limited space. A formal entry was not in the program but a circular greeting area with curved, glazed panels and a softly lighted ceiling drop adds drama to the wide hallway beyond. Retractable 9-foot glass pocket doors between a 12-person conference room and two private offices can be opened if needed for large gatherings.

Medical Office
Build-Out #2

This 61,500-square-foot, two-story outpatient facility consists of a 33,000-square-foot wellness and fitness club on the first floor and doctors’ offices on the second floor. The club includes a group exercise studio, aerobics room, yoga room, spinning room, strength and cardiovascular training equipment, basketball and racquetball courts, lap pool, sauna, whirlpool and therapy pool. Amenities include a juice bar, member lounge and supervised child center.

The doctors’ offices on the second floor provide medical and diagnostic services, including family practice, internal medicine, endocrinology, cardiology, obstetrics and gynecology, orthopedics, physical medicine and rehabilitation.

The foundation system of the building required a 270-foot-long, cast-in-place retaining wall, which added significantly to the building costs (not included below). The building’s exterior consists of richly colored brick and glass with masonry and stone accents.
