Facility Managers Have a Critical Voice

The traditional design/construction process often leaves facility managers out in the cold and the results are less than impressive. New and remodeled facilities that don't address operational and maintenance needs and sometimes neglect even the most basic considerations: the placement of light bulbs that require scissor lifts to change and no storage area in the building for a scissor lift; a maintenance closet too small to accommodate both staff and equipment, forcing staff to lie down and scoot on the floor to reach a calibration valve; or a building envelope designed to last 100 years but made of materials that block cell phone reception in the building.

If these examples sound familiar, it's not surprising. Operating a building on a day-to-day basis gives facility managers insights into what works and how, and these are extremely important messages for a project team to have. For facilities to be successful, facility managers need to be involved early in the design/construction process.

But, even during hard times, it's important to remember that the old "spending" adage can still hold true for savings; sometimes you have to spend money to save money, especially with regard to a building's roof.

The Inchstone Management Process Can Improve Your Next Construction Project
When beginning a new construction project, the building owner probably expects to occupy a building that's been functionally completed, with all components and systems fully installed, started, controlled, balanced, and tested; however, most commercial buildings today are occupied before all systems are complete, and this overlap invariably has a significant negative impact on both the immediate and lasting performance of the building. Problems manifest themselves in the form of occupant complaints and maintenance costs, as well as in long-term performance deficiencies and higher energy costs. All of these problems and their associated costs are inherited by the building owner.

The Right Mix
Do you have the right mix of interior design and facilities management? Think of it as a good cocktail – complementary ingredients can produce a smooth, relaxing experience, but the wrong combination could lead to a souring result. Mixing individuals' goals and personalities into one building project can often be unpredictable, but it doesn't have to be. The right ingredients, which include a common, clear understanding of work scope and early involvement of all design professionals, can make any project a success and result in a quality product.
